I haven't signed anything yet. When should I have this conversation?

Now — before you sign anything. Once you've signed a management agreement, you're typically tied in for 12 months, and the first lease will be set up by whoever you signed with. The strategy call is 15 minutes. Even if you don't go with us, you'll walk away with a better-informed decision.

I already signed with my selling agent. Is it too late?

Depends on the contract. Most agreements have a notice period (30, 60, or 90 days). If you're inside it and the property hasn't leased yet, you can usually switch without penalty. Bring the agreement to the call — we'll tell you straight whether switching makes sense. Sometimes staying put is the right call.

What does the 14-day leasing guarantee actually cover?

From the first open home, we have 14 days to secure a quality tenant who passes screening and signs a lease. If we don't, you pay no leasing fee — the full fee, not a partial discount.

The rent estimate I got at sale was $X. Is that realistic?

Maybe, maybe not. Sale-time estimates are produced to market the property to buyers — often optimistic. The right asking rent for the lease uses real-time data and current 30-day comparables. Bring the estimate to the call. We'll give you our number, show you the comps, explain the difference.

How does the no-lock-in contract work?

Most agencies tie you into 12-month management agreements. We don't. Leave anytime, for any reason.

The only fine print: if you're leaving for non-dissatisfaction reasons (selling the property, for example), we ask for 30 days' written notice for a clean handover. Leaving because we underperformed? No notice required.

What happens after I book the strategy call?

Confirmation email and calendar invite. Gem reviews your submission before the call, so it's not a cold conversation. 15 minutes, phone or video, your choice. Three possible outcomes: we're a fit, we're not (we'll suggest someone who is), or you want to think about it — no pressure to decide either way. We don't operate that way.
